Compass Advantages for Buyers:
Compass Private Exclusives: A key advantage for buyers in a low-inventory market is access to listings that are not visible to the general public. Compass agents frequently list properties for sale as a Compass Private Exclusive, which means that Compass agents and their buyers can take advantage of viewing a home before many other potential buyers are even aware of it.
Compass Collections: For every one of my buyer clients I create a customized Compass Collection that allows them to view listings that match their criteria, including Compass Private Exclusives that they will not find on other real estate sites. This powerful tool allows my clients to mark favorites, request tours, leave comments, or ask questions. It’s a seamless way for them to browse current inventory, be notified of new listings, including Compass Exclusive listings, and for us to communicate regarding specific properties.
Compass Tours: This tool allows me to quickly create tour itineraries for my buyer clients that are interested in viewing multiple properties the same day. I can easily create an efficient route, book private viewings, add my notes for them, and even provide detailed directions from each property to the next.
Brand Recognition: Being affiliated with the top brokerage in the country carries with it the obvious benefit of strong brand recognition, which helps me a lot when I present and discuss my buyer clients’ offers with listing agents.
Compass Advantages for Sellers:
Compass Concierge: This is an incredible financing program for Compass clients looking to make some improvements, perform certain repairs, or even stage their home before listing it for sale, but may not otherwise have the liquidity to do that.
3-Phased Marketing: Compass is focused on giving sellers as much privacy, flexibility and control as possible. With our 3-Phased Marketing Strategy, sellers can “test the market” with a Compass Private Exclusive, gauge initial interest and feedback, and adjust if necessary, all without accumulating the dreaded “days on market” on many real estate sites. Compass Private Exclusive and Coming Soon are also great ways to generate buzz and a sense of urgency among the many potential buyers working with Compass agents, before going live on the MLS or any other real estate site.
Reverse Prospecting: Using our proprietary Reverse Prospecting tool, I can quickly reach out to other Compass agents whose buyer clients have viewed my listing in a Compass Collection.
Agent Network: Using our powerful technology platform’s Agent Network, I can easily filter for agents (across different brokerages) that have either sold homes or helped buyers close on homes in your area and send a strategic marketing campaign to them to promote your listing.
